5 Red Flags to Watch for Before Signing With Any Pune Builder

Pune's real estate market has no shortage of developers — and unfortunately, no shortage of horror stories either. Before you commit to any builder, here are five warning signs worth taking seriously.

1. Vague or Missing RERA Registration

Any legitimate project above the minimum threshold must be registered with MahaRERA, with the registration number displayed on marketing material. If a developer is evasive about providing this, or the number doesn't match what's listed on the official MahaRERA portal, walk away.

2. Unrealistic Delivery Timelines

If a developer promises possession in a timeframe that seems too fast given the project's scale, treat it with skepticism. Overpromising on timelines is one of the most common ways buyers end up frustrated years later — check the developer's track record on past project delivery dates specifically, not just their promises for this one.

3. Reluctance to Share Past Project References

A developer confident in their work will happily connect you with past buyers or, in redevelopment specifically, past societies they've worked with. Hesitation here is a meaningful signal.

4. Ambiguous or Verbal-Only Commitments

Whether it's a corpus fund amount, a carpet area promise, or a possession date — if it's not in writing in the actual agreement, it doesn't exist. Be especially cautious of developers who make specific promises verbally during a sales pitch but keep the written agreement vague.

5. Financial Overextension Signals

If a developer has an unusually large number of ongoing projects relative to their completed track record, or if construction on their other sites appears stalled, that's a sign of possible financial strain — which often shows up later as delays on your project too.

The Underlying Pattern

Most of these red flags come down to one thing: transparency. A builder with a genuine, long-standing track record generally has nothing to hide — documentation is clear, references are available, and timelines are realistic rather than aspirational. Developers who've operated in Pune for decades, across residential, commercial, and redevelopment projects, have typically been tested enough times that these fundamentals are simply part of how they operate.

Before signing anything, it's worth taking the time to verify each of these points independently — not just relying on what's presented in a sales meeting.
