Brochures and renderings can only tell you so much. A site visit is where you find out what a project — and a developer — actually looks like on the ground. Here's what a thorough site visit should cover, and what buyers should be paying close attention to.

What a Good Site Visit Should Include

  1. The actual construction site or completed structure — not just a sample flat or a marketing office nearby
  2. Current construction progress, compared honestly against the developer's stated timeline
  3. Sample unit walkthroughs, ideally in the actual building rather than a separate showroom mock-up, where layouts and finishes can be verified for accuracy
  4. Surrounding neighborhood context — nearby infrastructure, connectivity, and amenities that actually affect daily living, not just what's shown in the brochure's location map

Questions Worth Asking On-Site

  1. What stage is construction actually at, compared to the sales team's stated timeline?
  2. Can I see the actual quality of construction materials being used — flooring, fittings, structural elements?
  3. What amenities are already functional versus still planned?
  4. Are there other buyers or, in the case of redevelopment, society members I can speak with about their experience?
  5. What does the commute actually feel like at different times of day, from the site to key destinations?

Red Flags to Watch During a Visit

  1. Construction significantly behind the stated timeline with no clear explanation
  2. Sales staff reluctant to show the actual site, steering you only toward a separate sample flat
  3. Visible quality shortcuts in already-completed portions of the project
  4. Vague or evasive answers about amenities that are "coming soon" without a specific timeline

Why This Step Shouldn't Be Skipped

A site visit is one of the few points in the buying process where marketing material gives way to reality. It's the difference between trusting a rendering and actually seeing the construction quality, the neighborhood, and the pace of progress for yourself — details that matter just as much as price and location when you're making a decision this significant.

Any developer confident in their work — including established players with a long-standing presence across Pune — should welcome a thorough site visit, not steer you away from one.
